What affects what your land is worth

Road access

Paved road frontage is worth the most. Gravel access is common and usually fine. Landlocked land with no legal access sells for much less until an easement is secured.

Utilities

Power at the property line, public water or a working well, and a septic system or approved soil test all raise value, because a buyer avoids those costs.

Parcel size

Small parcels usually sell for more per acre. Large tracts sell for less per acre, even though the total price is higher.

Location within the county

Land near a town, highway or lake is usually worth more than land far from services in the same county.

Zoning and buildings

Zoning decides what can be built. A house, barn or outbuildings add value on top of the land itself, depending on condition.

Back taxes and liens

Unpaid property taxes, mortgages and liens are paid off at closing, so they reduce what you take home.
