Terms of Use

These Terms of Use ("Terms") govern your use of alllandbuyers.com (the "Site"), operated by All Land Buyers LLC ("All Land Buyers," "we," "us"). By using the Site, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

Who may use the Site

You must be at least 18 years old to use the Site or submit a property. If you submit a property, you confirm that you own it or are authorized to act for its owner, such as an heir, executor, trustee or agent.

Requesting an offer

• Requesting an offer is free.
• Submitting the property form, using the Land Value Estimator, or receiving an offer does not obligate you to sell or us to buy.
• An offer from us is not a binding contract. A sale happens only under a written purchase agreement signed by both you and All Land Buyers, and that agreement controls the terms of the sale.
• Our offers rely on the information you give us and on public records. If material facts turn out to be different, such as the acreage, access, title, liens, taxes or the condition of any buildings, we may change or withdraw an offer before a purchase agreement is signed, or as that agreement allows.
• Offers may expire. The expiration date, if any, will be stated in the offer or the purchase agreement.

Information you provide

You agree that the information you give us is accurate and complete to the best of your knowledge, and that you will not submit information about a property you have no right to sell or act for.

When you upload photos or other content, you keep ownership of it. You give us permission to store, copy and use it to evaluate your property, prepare an offer and complete a purchase.

Calls, texts and emails

If you check the consent box on our form, you agree that All Land Buyers may call and text you about your property at the number you provided. Consent is not a condition of receiving an offer or selling your property. Message and data rates may apply. Reply STOP to any text to opt out, or email us to stop calls or emails. The Land Value Estimator and our guides

The Land Value Estimator gives a rough range based on statewide average values per acre published by the U.S. Department of Agriculture. It is not an appraisal, a broker price opinion, or an offer, and it cannot account for your property's specific location, access, utilities, size, condition or buildings.

Our guides and other content are general information about selling land. They are not legal, tax, financial or real estate advice for your situation. Laws, deadlines and tax rules vary by state and change over time. Talk to a licensed attorney, tax professional or appraiser before you rely on them.

We are a buyer, not your agent

All Land Buyers is a buyer of land. We are not a real estate broker or agent, and we do not represent you in any sale. We do not owe you the duties an agent or attorney would. You are always free to get independent advice, compare offers, or list your property with an agent.

Acceptable use

You agree not to:

• Submit false information or information about a property you have no right to sell or act for
• Use the Site to send spam, harmful code, or anything unlawful
• Try to access areas of the Site or data you are not authorized to access, including our private back office
• Copy, scrape or resell content or data from the Site in bulk, except as allowed by law
• Interfere with the Site's operation or security

We may block access to anyone who violates these Terms.

Our content

The Site and its content, including text, guides, graphics, logos and design, belong to All Land Buyers or its licensors and are protected by law. You may view and share pages for personal, non-commercial use. You may not copy or republish our content for commercial use without our written permission. Facts and data we cite from public sources, such as USDA land values, remain public.

Links to other websites

The Site links to websites we do not control, such as government sources. We are not responsible for their content or practices.

Disclaimers

The Site and its content are provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of accuracy, fitness for a particular purpose and non-infringement. We do not guarantee that the Site will be error-free or always available, or that any estimate or content is accurate for your property.

Limitation of liability

To the fullest extent the law allows, All Land Buyers and its members, managers, employees and agents will not be liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits or lost opportunities, arising from your use of the Site or its content. Our total liability for any claim arising from your use of the Site will not exceed one hundred U.S. dollars ($100). This section does not limit any obligation in a signed purchase agreement, which is governed by its own terms.

Indemnity

You agree to hold harmless and indemnify All Land Buyers from claims, losses and costs, including reasonable attorneys' fees, arising from false information you submit or your violation of these Terms.

Governing law

These Terms are governed by the laws of the State of Illinois, without regard to its conflict-of-law rules. Any dispute arising from these Terms or your use of the Site will be brought in the state or federal courts located in Lake County, Illinois, and you consent to their jurisdiction. Any purchase of property is governed by the purchase agreement and the law that agreement specifies.

Changes to these Terms

We may update these Terms. When we do, we will change the effective date at the top. Your continued use of the Site after a change means you accept the updated Terms.
